Stavo cercando una seconda casa in toscana che rispondesse ad alcune esigenze mie e altre di mia moglie. Dopo un primo approccio in autonomia a dir poco fallimentare, navigando su internet abbiamo trovato il sito dell'Immobiliare Audiberti, specializzata in ricerche per conto di acquirenti. Avevamo assolutamente bisogno di un riferimento che potesse filtrare quando a noi poteva piacere per organizzarci le visite concentrate in pochi giorni, venendo dalla liguria dovevamo organizzarci. Federica, persona a dir poco squisita, si è messa subito all'opera. Organizzando diversi sabati di visite intense ma mirate e molto dirette a visionare solo delle proprietà che davvero facessero al caso nostro. Una volta poi effettuata la prima scelta ci ha seguito passo passo attraverso tutte le fasi, dalla prima offerta, alla trattativa, a tutte le verifiche necessarie per avere la certezza di quanto si andava ad acquistare. Un dialogo costante ci ha tenuto in contatto per molti mesi fino ad organizzare anche il rogito dal notaio. Ci ha accompagnati passo dopo passo e siamo rimasti davvero molto soddisfatti. Ci dispiace quasi aver terminato ed acquistato anche solo per il piacere di fare quattro chiacchere con lei. Persona molto preparata e che si muove molto bene sul mercato immobiliare anche in zone, come cercavamo noi, non proprio vicine al suo studio. Se dovete acquistare una proprietà ve la consiglio davvero. Io e mia moglie siamo rimasti davvero molto soddisfatti. Siamo arrivati al rogito senza problemi ne sorprese. Can I entrust you with the search even if I live outside Tuscany?

Yes, most of the people I work with live far away. We work via video call, I send you photos and videos of the properties and we meet in person only when it really makes sense.

Do you view the properties before I come to Tuscany?

Yes, always. My collaborators or I carry out the first inspection, and I check the actual condition, the surroundings and the services. I only involve you in properties that pass this initial selection.

How do you choose the properties to show me?

I start from your concrete needs: lifestyle, goals, budget and timing. Then I analyse the market and only suggest what truly matches your search.

Do you also check the technical documentation?

Yes. Land registry and planning checks, mortgages, compliance of the systems and restrictions. If needed, I involve trusted surveyors, architects and lawyers.

Can you help me if I'm a foreign national?

Of course. I explain Italian procedures step by step and coordinate, where necessary, a translator or interpreter and the professionals involved in the purchase.

Will you also support me during the negotiation?

Exactly. Negotiation is the very heart of my work as an intermediary. During and after gathering all the information and completing the full planning, land registry and building assessments where necessary, communication with the owner is crucial to overcome objections of any kind, especially financial ones. In a property sale, setting the price is not like an auction and you can’t simply push the price down. All the aspects that have emerged, positive and negative, must be weighed up, and the rapport built during the verification phase makes the mediation smoother. Negotiating with the owner on your own can lead to a dead end. Having someone do it in your interest gets you results.

Can I buy a property that needs renovating?

Of course. In these cases it becomes even more important to estimate the cost of the works correctly and to coordinate the right technical experts from the outset.

Does the service end at completion?

Not necessarily. After the handover of the keys I can continue to support you in coordinating works, local professionals and minor practical matters.

Do you operate throughout Tuscany?

Yes. From the coast to the countryside, from villages to cities of art, I look for the property best suited to you anywhere in the region.

Can I contact you without having already chosen a specific area?

Yes, it’s often the best way to start. We talk about your priorities and together we identify the areas that could really suit you.

Do you also handle sales of agriturismi (farm stays), hotels and hospitality businesses?

Certainly. I coordinate the work with professionals specialising in the sector and together we stand by your side to assess every aspect of the investment.
